Possibly the prime consideration in designing support services is the age range of the residents. In general, the older the resident group the higher need and demand for support services. However, it is also essential to remember that the Life Lease community is going to age over time, and that thoughtful design will also accommodate the need for increased support services in the future.
The other prime factor in determining support services is the financial ability of the residents to purchase these services. Some services can be provided at little cost while others can be quite expensive.
Life Lease Communities routinely provide property management services to the residents as a basic mandatory service. Building operation, maintenance, landscaping, common area janitorial services, and organization of Life Style Services are included in the Monthly Occupancy Fee. Other costs such as taxes, utilities, and special service costs may or may not be included in the Monthly Occupancy Fee depending upon the preferences of the sponsor group and the residents.
A housekeeping service such as a weekly cleaning can often be provided at a relatively low cost, since in most homes this may only take a couple of hours a week. Even so, this may be of great assistance to a resident with mobility difficulties who otherwise is able to function well on their own.
Provision of meals, on the other hand, is usually an expensive service, whether provided in the individual's own home or in a common dining area. In most cases, a large number of residents must require meal services, and also have the ability to pay, before meal services become cost effective for the community to provide. A lower cost alternative is through arrangement with a Meals on Wheels program that provides and delivers meals to some residents on a regular weekly schedule.
If the Life Lease community can demonstrate sufficient demand, many service providers will come to the community to provide services. Common examples include delivery of prescriptions from a pharmacy, beauty salon services on site, housekeeping services, banking and financial services, and health services. Life Lease communities that anticipate these kinds of services must also, in the building design stage, ensure the creation of an adaptable multi-use space that can accommodate a wide range of services.
Transportation services are those that assist residents to getting to appointments, community activities, or retail services around their community. In some cases public transportation may be sufficient while in others the residents may need personalized assistance. Personalized transportation assistance can sometimes be organized with the assistance of volunteers.
Regular recreational travel is often an essential lifestyle feature of many Life Lease community residents. This can range from a three month winter vacation for Snowbirds to bus day trips to local points of interest. Services that facilitate the travel arrangements of residents can be provided at little to no cost. Day bus trips can be organized by a volunteer, while extended trips for one or a group of residents can be made through arrangement with a local travel agent.
