These Life Lease models are not dependent upon government funding and build on the resources of the non-profit organization.
We provide the non-profit organization with a team of professionals from the housing field. This team of experts includes a Development Consultant, Lawyer, and Marketing Consultant. Accounting services can also be provided if required. The Development Consultant Affiliate of Life Lease Developments Inc. coordinates the Life Lease project development from the initial concept planning stage to completion of construction.
Life Lease Developments Inc. Affiliate Firms work at no risk to the non-profit organization to develop Life Lease projects and other innovative housing projects. All fees are deferred and included as part of the purchase cost of the Life Lease units. In most instances, the firm requests only a small retainer, for example $5,000, to help cover initial disbursement and marketing costs spent on the project.
The final fee and contract are negotiated with each non-profit organization once the feasibility of the project is determined and the project proceeds to concept drawings. These fees are contingent on the project being successfully marketed and developed and are included as part of the capital cost of each unit.

organization. The Development Team provides the following full service package needed to develop a Life Lease residential development. DEVELOPMENT CONSULTANT:The Development Consultant acts as the project manager to ensure that the project proceeds in an efficient and effective way through the whole development process to the point of resident occupancy. Project co-ordination, expert advice and assistance with organizational development and decision making on the development and management of the project is an ongoing service to the non-profit organization. The Development Consultant is responsible for the accurate preparation of all plans, reports and budgets relating to the project, including the Capital and Operating budgets, and Finance and Management Plans. The development consultant represents the organization throughout the project and acts as the prime coordinator and liaison with the group's architect, lawyer, contractor, and accountant as well as municipal and provincial approval officials. |
The Marketing Team works with the non-profit sponsor group in developing an effective marketing campaign to ensure full occupancy of the housing project. A comprehensive Marketing Plan is prepared for the organization's approval, and professional marketing and education materials are prepared for the public and private marketing meetings. Effective community development and presentation skills provide the non-profit organization with the expertise required to successfully market the project.
The Law Firm Affiliated with Life Lease Developments Inc. provides specialized legal assistance to the organization and its own solicitor. Life Lease Developments Inc. prepares the Life Lease Reservation Agreement, Sales Agreement, and Right To Occupy Agreement to meet the specific needs of the non-profit organization; and provides ongoing consultation with the group's and purchasers' lawyers during the signing and closing phases of the Sales and Right To Occupy Agreements. If required, assistance is provided in the preparation of incorporation documents and the preparation of Bylaws. Advice on contracts, financial agreements, mortgage agreements, and construction financing are also included in the legal services package.
If the organization chooses to purchase Accounting Services from a Life Lease Developments Inc. affiliate firm, then the accountant provides full bookkeeping services including assistance in the selection and implementation of records; accounts payable and receivable; preparation and submission of the periodic Federal Goods and Service Tax Returns; preparation of financial reports; and liaison with the outside accountant responsible for the final capital cost audit.
